lets say it 8 hours –

first 2 hours = $60

next 6 hours = $20*2 = $120

total for the day in labor cost =  $ { 60+ 120]

= $180

tenant pays $135 per item per repair/per job – so, landlord pays – for one day = $180 – $135 = $45 per DAY { one day = 8 hour }


if the job is finished within 5.75 hours – LANDLORD PAYS NOTHING – MEANS ZERO $  because, the tenant pays for the first $135 – and 5.75 hours comes to be $135  exactly
